Pricing correctly is so vital in today's seller's market. There is a sweet spot to find and not to go over in the market. A market-savvy agent like me knows that point. If overpriced, sellers run the risk of their home sitting on the market. There is a pricing strategy that can bring sellers multiple offers in no time. I use this strategy effectively all the time when I price/market my listings. It's a winner!
Once I stage your home and photograph it then compose a well-worded embellished description of it which is posted on the MLS and all real estate search engines, much of the visual marketing is done. I do believe in the power of open houses, however. The more publicity, the better.
